For over two decades, my family has returned to the same stretch of sugary sand and southern charm for our traditional beach vacation—WaterColor Inn & Resort, tucked along the scenic and exclusive Highway 30A in Santa Rosa Beach, Florida. After 23 years of memories, it’s safe to say we know this resort inside and out—and I’m excited to share what makes this destination so special, especially for families.
WaterColor Inn & Resort Review:
Getting to WaterColor: Which Airport is Best?
WaterColor is nestled between Panama City Beach and Destin, and you have two great airport options nearby:
- ECP – Northwest Florida Beaches International Airport (Panama City): ~30 miles from WaterColor
- VPS – Destin-Fort Walton Beach Airport: ~40 miles from WaterColor
We prefer flying into ECP because it’s a bit closer, but either works well depending on flight availability.
Why Families Love WaterColor
What sets WaterColor apart is its family-first design, blending resort-level amenities with the comfort of a private, master-planned community. If you’re traveling with teens, tweens, or younger kids, there’s truly something for everyone.
You’ll find:
- Miles of bike trails shaded by pines and oaks
- Multiple resort-style pools (with food & beverage service)
- Sprawling lawns and green spaces perfect for kickball or soccer
- Fishing docks, paddleboarding, and nature hikes
- Weekly movie nights and family-friendly events
- Camp WaterColor with a lazy river and splash pad for kids
WaterColor shares a border with the iconic town of Seaside, known for its colorful architecture, food trucks, and the green where kids play until sundown. But while Seaside buzzes with energy, WaterColor gives you the resort experience with more space to breathe.

Where to Stay in WaterColor: Inn, Townhomes, or Homes?
Choosing where to stay in WaterColor is your first big decision. The layout is split into districts, each with its own vibe, price point, and level of convenience.
1. WaterColor Inn
The WaterColor Inn is a stunning beachfront property and the only hotel within the community. It recently underwent renovations, and the new rooms are elegant, coastal, and fresh.
What makes the Inn special:
- Private pool for hotel guests only
- Ocean views from most rooms
- Access to the “Treat Suite”—a snack room with complimentary goodies
- Restaurant exclusive to hotel guests
- Golf cart rentals available with your room (a big plus)
The service is top-tier, and it’s ideal for couples or small families looking for direct beach access and hotel amenities without needing a large house.

2. Townhomes – Centrally Located, Great for Small Families
WaterColor’s townhomes are smack dab in the middle of everything. Most are within walking distance of the Beach Club, restaurants, and shops.
Why we love them:
- One or two-bedroom units
- Full kitchens and private balconies
- Great for small families wanting convenience and comfort
Note: You can’t rent a golf cart if you’re staying in a townhome, which can be limiting if you plan to explore beyond your immediate area.
3. Private Homes – Best for Large Families and Groups
If you’re traveling with a group or want more space, renting a house is the way to go. WaterColor is divided into districts, and where you stay matters.
Beach District (My Favorite!)
This is the most exclusive area in WaterColor—only 10 homes total. It’s also the most expensive, but with good reason.
- Walkable to the Beach Club and shops
- Gated beach access just steps away
- No need for a car or golf cart
Cerulean Park (off WaterColor Blvd)
Another favorite, this area is located up front and close to restaurants, the Beach Club, and shopping. It’s great for walking or biking everywhere.
Wood Fern Park / Camp WaterColor Area
Perfect if you have kids. Camp WaterColor features a lazy river, waterslides, and a playground. Look for homes in:
- Lots 109–135 or 309–379
- These back up to large greens where kids can fish, play soccer, or run freely

Getting Around: Golf Carts & Trolley Tips
Important to know:
WaterColor now limits homes to one golf cart. If your house includes one, you cannot rent an extra, even if you have a large group. This can be frustrating when staying with extended family.
You can only rent through:
Electric Cart Company – www.electriccartcompany.com
There’s also a free on-demand trolley system. Just download the app, and they’ll pick you up and take you anywhere within the community. While convenient, we personally prefer the freedom of a golf cart—it just feels more like vacation.

Beach Chair Rentals: Book Early!
Don’t wait!
If you’re traveling during peak season, book your beach chairs and umbrellas the moment you reserve your stay—even a year in advance if possible.
There are only three rows on the beach, and the front row fills quickly. Call 888-775-2473 to reserve your setup.

What to Do in WaterColor
There’s no shortage of things to do in this vibrant beach community:
- Bike along 30A and the neighborhood trails
- Paddleboard on dune lakes
- Fish off of neighborhood docks
- Lounge poolside with cocktails
- Book a beach bonfire: [email protected]
- Watch outdoor movies or listen to live music
- Browse local boutiques in WaterColor and Seaside
- Play games on one of the many green spaces
- Book time at the tennis courts
- And of course… relax on the beach

Final Thoughts: Still Worth the Hype?
WaterColor has definitely grown. It’s busier, the rules have tightened (especially with golf carts), and snagging a beach chair or a pool spot isn’t quite as effortless as it used to be.
But is it still worth visiting? Absolutely.
The charm is still there—bike rides under the oaks, movie nights on the green, lazy beach days, and seafood dinners with the whole family. It may no longer be the “hidden gem” it once was, but if you’re looking for an upscale family-friendly beach destination with every amenity imaginable, WaterColor delivers.
Just plan ahead, pack your patience, and embrace the joyful chaos of a vacation spot that truly caters to all ages. I hope you enjoyed reading my Watercolor Inn & Resort Review!
