If you’re planning a luxury getaway along Florida’s scenic 30A, there are only two hotels to consider in my opinion: The Pearl in Rosemary Beach and WaterColor Inn in WaterColor. Both offer beautiful accommodations, easy beach access, and an upscale coastal atmosphere, but they provide two completely different vacation experiences.
After staying at both, I’ve found that choosing between them really comes down to the type of trip you’re planning. While each property offers exceptional service and beautiful surroundings, one may be a better fit depending on whether you’re traveling as a couple, planning a girls’ getaway, or bringing the entire family.
Here’s everything you need to know before deciding which luxury 30A hotel is right for you.
Location
One of the biggest differences between these two properties is their location.
The Pearl is located in the heart of Rosemary Beach, next to Aly’s Beach, one of the most charming communities along 30A. As soon as you step outside the hotel, you’re surrounded by brick-lined streets, boutique shops, coffee houses, restaurants, and beautiful architecture. Everything is within walking distance, making it easy to spend the day exploring without ever getting in your car. This hotel is not an ocean front resort and there is no beach club overlooking the ocean.
WaterColor Inn sits just a few miles west in the resort community of WaterColor. While it’s also within walking distance of shops and restaurants, the atmosphere feels much more spacious and relaxed. Surrounded by towering pine trees, winding bike trails, and Western Lake, the resort offers a quieter escape while still being just a short walk or bike ride from Seaside. This is a true oceanfront resort with a beach club and private pool
Winner: WaterColor Inn! You come to the beach for the ocean views, beach club, great food and good shopping.
Atmosphere
Although both hotels are luxurious, they have completely different personalities.
The Pearl has an intimate boutique feel. With elegant black-and-white architecture, sophisticated interiors, and personalized service, it feels romantic and refined. It’s the kind of place where mornings begin with coffee on your balcony and evenings end with dinner followed by a stroll through Rosemary Beach.
WaterColor Inn feels more like a luxury beachfront resort. The atmosphere is relaxed, family-friendly, and designed for spending your days outdoors. Whether you’re riding bikes beneath the oak trees, enjoying the Beach Club, or watching the sunset from the dunes, the experience is centered around enjoying the natural beauty of 30A.
Rooms
Both hotels offer beautifully designed accommodations, but they cater to different travel styles.
The Pearl features elegant boutique rooms with plush bedding, luxurious bathrooms, and private balconies in select accommodations. The design is timeless and sophisticated, creating a cozy retreat after a day at the beach. There are no golf carts allowed in this community.
The Pearl is more of an adult hotel but I would stay at WaterColor Inn if it was a romantic weekend with my husband.
WaterColor Inn recently completed a renovation, and the refreshed guest rooms feel bright, coastal, and spacious. Many rooms offer Gulf views, and guests enjoy thoughtful touches like the complimentary Treat Suite, stocked with snacks and beverages throughout the day. WaterColor Inn has its own private pool with attendants.
For travelers looking for a boutique luxury experience, The Pearl shines. Those wanting a boutique hotel with more resort-style accommodations with additional amenities will appreciate WaterColor Inn. If you’re looking for an oceanfront room and views, WaterColor Inn is the hotel!
Pools and Beach Access
Both hotels provide direct access to the stunning white sand beaches that make 30A famous, but the overall experience is quite different.
The Pearl offers a small beautiful adults-oriented pool, creating a peaceful environment that’s perfect for relaxing with a cocktail and a good book.
WaterColor Inn gives guests access to multiple pools throughout the resort, including the private Inn pool, the Beach Club pool, and Camp WaterColor with its lazy river, waterslides, and family-friendly splash areas. Whether you’re traveling with young children or simply enjoy having options, WaterColor offers significantly more variety.
When it comes to the beach, both properties provide excellent access to the sugar-white sand and emerald waters of the Gulf.

Service
The service at WaterColor Inn is what truly makes the experience feel five-star. From the moment you arrive, the attention to detail and level of service make you feel like you’re staying at a luxury resort rather than simply a hotel. I also love the thoughtful gifts and little extras throughout your stay. Combined with the beautiful amenities, beachfront location, and personalized touches, the service is one of the biggest reasons I continue to choose WaterColor Inn.
Dining
Food is one area where both destinations excel.
Guests staying at The Pearl are steps away from some of the best restaurants along 30A. Favorites include George’s at Alys Beach for fresh seafood and Southern-inspired dishes, Restaurant Paradis for an elevated steak and seafood dinner, and Pescado for rooftop cocktails with incredible Gulf views. Between meals, you’ll also find coffee shops, bakeries, and wine bars all within walking distance.
WaterColor Inn is home to Fish Out of Water, a waterfront restaurant with beautiful Gulf views. While I’m not particularly crazy about it for dinner, I do really enjoy their brunch, which is offered on Saturdays and Sundays. For other meals, nearby Seaside offers plenty of great dining options, including Great Southern Cafe and Bud & Alley’s. The WaterColor Town Center also has favorites like Scratch Biscuit Kitchen and The Wine Bar. Whether you’re looking for a casual lunch, weekend brunch, or an upscale dinner, there are plenty of options nearby.
The Pearl wins for its walkable concentration of upscale dining, while WaterColor offers more variety when combined with nearby Seaside.
Things to Do
If your ideal vacation includes staying active, WaterColor Inn offers considerably more amenities.
One of the biggest advantages of staying at WaterColor Inn is that you still have access to all of the amenities throughout WaterColor Resort. Families will love Camp WaterColor, which features a lazy river and waterslide, while the Beach Club gives you easy access to the Gulf. There are also miles of walking and biking trails throughout the community, along with parks, playgrounds, and community docks and piers along Western Lake. At The Boathouse, you can rent kayaks, paddleboards, and canoes to explore the lake. For those who want to stay active, WaterColor also offers tennis, pickleball, and basketball courts, giving you plenty to do without ever having to leave the resort.
The Pearl focuses more on relaxation and the charm of Rosemary Beach itself. Spend your day shopping in locally owned boutiques, enjoying the spa, relaxing by the pool, or biking to nearby Alys Beach for lunch and sightseeing.
If you like having a full itinerary, WaterColor provides more activities. If your perfect vacation revolves around shopping, dining, and relaxing, The Pearl is an excellent choice.
Which Hotel Is Better for Your Trip?
Best for Families
WaterColor Inn is the clear winner. The multiple pools, Camp WaterColor, bike trails, green spaces, and family-friendly atmosphere make it one of the best luxury beach resorts in Florida for travelers with children. WaterColor Inn is also golf cart friendly.
Best for Couples
WaterColor Inn! I want an oceanfront room with a balcony overlooking the Gulf, where I can step outside and be just steps from the sand. I also love having access to the Beach Club pool overlooking the Gulf, complete with food and drink service. The hotel service and amenities truly feel five-star!
Best for a Girls’ Trip
Both hotels are fantastic options, but they offer different experiences.
Choose The Pearl if your group wants boutique shopping, a luxury spa, exceptional restaurants, rooftop cocktails, and a lively atmosphere.
Choose WaterColor Inn if your group prefers relaxing by multiple pools, spending days at the beach, riding bikes through the resort, and enjoying a slower pace.
For me, WaterColor wins! I would choose WaterColor for a girls’ trip because I love being close to Seaside for shopping and restaurants, while still having the relaxed resort atmosphere of WaterColor. The oceanfront setting is what really seals the deal for me!
Price
Neither hotel is inexpensive, especially during spring and summer, but both deliver a luxury experience that matches their price point.
The Pearl offers boutique luxury with personalized service and one of the best locations on 30A.
WaterColor Inn provides greater value for travelers planning to take advantage of the extensive resort amenities, multiple pools, bike trails, Beach Club, and family activities included with their stay.
Both are around $1,000 per night for comparable rooms: a fourth-floor oceanfront room at WaterColor Inn and a Gulf-view room at The Pearl.

My Final Verdict
Although I genuinely enjoy both properties, I would choose WaterColor Inn for a family vacation, girls trip, couples trips, and anniversaries without hesitation. The combination of beautiful accommodations, outstanding amenities, miles of bike trails, multiple pools, and endless activities makes it one of my favorite resorts on 30A. After returning to WaterColor with my family for more than two decades, it’s a place that continues to create unforgettable memories year after year.
No matter which hotel you choose, you’ll experience some of the most beautiful beaches, exceptional dining, and coastal charm that Florida’s 30A has to offer. You really can’t go wrong. It simply comes down to the kind of vacation you’re hoping to have.
